REAL ESTATE
Terms and Down Payment: The down payment on the real estate shall be $10,000 the form of cash or good check (with proper identification) or certified funds due at the conclusion of the auction. An internet bidder will have until noon the next full business day to completed the contract and deposit the down payment. The closing shall be within 45 days.

The real property is sold without contingencies and subject to easements and zoning of record.

Taxes: Real Estate Taxes will be prorated between buyer and seller as of closing date.

Deed: The purchaser shall receive a _X__General Warranty Deed or a
____Special Warranty Deed, depending of the situation.

Who may bid: Any qualified bidder, including the auctioneer and any agent, may bid on this property. Likewise, the auctioneer has the right to refuse to accept a bid from a bidder deemed not to be qualified under Kentucky law.

Inspection: The real estate may be viewed prior to the auction date by appointment with Thomas R. Hunt Auctioneers, and will be available for inspection two hours before sale time on the day of the auction. Prospective buyers are advised to inspect the property to their satisfaction as it will be sold Â“as isÂ” with no warranties expressed or implied. This paragraph is deemed to be fair warning of the inspection period.

Lead Base Paint: Any residential real estate, up to and including a 4-plex, built prior to 1978 could possibly contain lead base paint. Interested parties are hereby notified that they have up to 10 days prior to the auction to perform any independent lead base paint tests. The purchaser will be required to sign a 'Lead Base Paint Waiver' at the conclusion of the auction for any residence falling under this classification. According to Warren PVA, this home was built in 1978 and, therefore, should not contain lead base paint.

Buyer Premium: A 7 percent buyer premium will be added to the high bid to determine the contract price on the real estate.

Disputes: Any dispute arising from this auction shall be settled by binding arbitration within the bounds of Warren County, Kentucky.

PERSONAL PROPERTY:
A 10% buyer premium will be added to the winning bid to determine the selling price of any item. 6% Kentucky Sales and Use Tax will be collected unless an exemptions certificate is on file with the auctioneer. All items of personal property sell 'As Is; and 'Where Is' with not warranties of any type. If payment by credit/debit card is offered, a 3% 'convenience fee' will be added to the total invoice.
