TERMS AND CONDITIONS:

Terms and Down Payment: The down payment on the real estate shall be $7,500 in the form of cash or good check (with proper identification) or certified funds due at the conclusion of the auction. A successful online bidder will have 48 hours to execute a contract and deliver the down payment. The closing shall be within 45 days. The property is sold without contingencies and subject to any valid easements. Personal property shall be cash or good check day of auction and before removal of the property. All property is sold Â“as isÂ”.

Taxes: Real Estate Taxes will be prorated between buyer and seller as of closing date. Ky. Sales Tax will be collected on personal property unless a properly executed exemption certificate is presented.

Deed: The purchaser(s) shall receive a General Warranty Deed.

Inspection: The real estate may be viewed prior to the auction date by appointment with Thomas R. Hunt Auctioneers, Inc., and will be available for inspection two hours before sale time on the day of the auction. Prospective buyers are advised to inspect the property, both real and personal, to their satisfaction as it will be sold Â“as isÂ” with no warranties expressed or implied. The residence was built prior to 1978 and could contain lead base paint. The purchaser will be required to sign a lead base paint waiver.

Buyer Premium: A seven percent buyer premium will be added to the high bid to determine the contract price on the real estate. There is a 10% buyer premium on the personal property. Payment for the personal property will be by cash or good check day of auction ad prior to removal of any items.
